Concept
This proposed commercial center is the rebirth of an existing warehouse in Makati. The original shell was kept while we inserted a new structure to house a new, flexible program.
The design was kept crisp, sleek, and straightforward, achieving versatility with the users kept in mind.
DESIGN APPROACH
The design was kept crisp, sleek, and straightforward, achieving versatility with the users kept in mind.
The play on volume on the second floor was intentionally done to attract passersby from Chino Roces Avenue. The rear side, facing South, was also designed in such way that natural lighting still can get through the building but with limitations as to not affect the overall temperature of the building. As the building faces north, we took it as an opportunity to design the frontage mostly with glass to accommodate natural lighting. We kept the industrial roots of the warehouse by using standing seam roofing pro files for the façade.
Since we built inside the original structure, there were certain limitations on the design. The ground floor caters two commercial spaces but designed versatile enough if the lessee wants to occupy the whole space.
On the second floor, we opted to provide more leasable space from the two units by having a loft, with the Client’s investments in mind. In total, we generated 86% of the space as leasable.
